Creating reliable access in the Scottish Highlands isn’t always as simple as laying stone and creating a road.
From steep gradients and poor drainage to deep peat, exposed locations and remote sites, the landscape can present some significant challenges. At Caledon Contractors, we design and construct roads, access tracks and driveways across the Highlands and Isle of Skye, choosing the construction method to suit the land, its intended use and the environment around it.
Whether it’s a kilometre-long estate road or a private driveway leading to a new home, the principle is the same: build the right road for the ground beneath it.
From Private Driveways to Estate Roads
The type of access required can vary enormously from one project to another.
For a private home, it might mean creating a long driveway capable of coping with everyday vehicles, deliveries and Highland winters. A self-build plot may need construction access before work on the house can even begin.
On farms and estates, the requirement may be very different, with tracks needing to withstand regular use by agricultural machinery, forestry vehicles or other heavy equipment.

Traditional Methods Meet Modern Construction
We’re firm believers that newer doesn’t automatically mean better.
Traditional road-building techniques have been used successfully throughout the Highlands for generations, and methods such as carefully constructed stone bases, effective ditching and drainage, appropriate grading and locally sourced aggregate can still provide extremely durable solutions.
But construction methods and materials continue to evolve.
Where a site calls for it, we can combine those tried-and-tested approaches with modern geotextiles, ground reinforcement systems and lower-impact construction techniques to reduce excavation and disturbance.
The skill lies in knowing which approach — or combination of approaches — is right for a particular site.
Building a 1km Floating Road in the Cairngorms National Park
One of our more unusual recent road projects demonstrates that perfectly.
We’ve been working on the construction of a one-kilometre floating road in the Cairngorms National Park, where the route crosses approximately 2–4 metres of peat.
A conventional approach involving excavating down through the peat would have caused considerable disturbance.
Instead, the road has been designed to effectively ‘float’ above the peat, using logs to distribute the load while leaving the peat beneath largely undisturbed.
Because of the environmentally sensitive location, biodegradable geotextile has also been incorporated rather than introducing a conventional long-lasting plastic geotextile into the ground.
It’s an unusual project, but it demonstrates an important part of our approach: sometimes the answer isn’t to fight against difficult ground conditions. It’s to find a construction method that works with them.
Drainage: The Part of a Road You Don’t Always Notice
One of the most important elements of any successful Highland road, track or driveway is something that isn’t particularly exciting to look at — drainage.
Water can quickly damage a poorly designed road. Heavy rainfall, surface runoff and saturated ground can cause potholes, washouts, rutting and erosion, shortening the life of the finished surface.
That’s why drainage is considered as part of the overall construction rather than as an afterthought.
Depending on the site, that might include ditches, culverts, cross-drainage, appropriate falls and other measures designed to move water safely away from the road structure.
Getting this part right can make an enormous difference to how a road performs over the years.
Long Rural Driveways
A long driveway in the Highlands needs to do considerably more than look good when it’s first completed.
It needs to withstand regular traffic, delivery vehicles and potentially heavy construction traffic, while coping with rain, frost and the changing seasons.
The ground beneath the driveway is therefore just as important as the surface you eventually see.
Proper preparation, appropriate sub-base materials, compaction and drainage all contribute to creating a driveway that is built for long-term use.
For clients building a new home, it can also make sense to think about the access road at the very beginning of the project. The same route may need to accommodate excavators, concrete wagons, cranes, timber deliveries and other heavy vehicles during construction before eventually becoming the finished driveway to the property.
Every Site Is Different
There is no standard specification we simply apply to every road.
A lightly used private access road doesn’t necessarily need to be constructed in the same way as an estate track carrying heavy machinery. Equally, a route over firm mineral ground requires a completely different approach from one crossing deep peat.
Before recommending a solution, we consider factors including ground conditions, drainage, gradient, anticipated traffic, access requirements, surrounding landscape and budget.
That allows us to create a solution that’s appropriate for the project rather than unnecessarily over-engineering it — or building something that won’t stand up to the job.
